This isn't a theoretical number. I've done it dozens of times. Most buyers think they need $10K–$15K or more saved to buy a house. That's not true if you know how to structure the deal. Between down payment assistance programs, seller-paid closing costs, and agent rebates, I can get you into a home with far less cash than you think.

In the right market conditions, you can negotiate 3–6% of the purchase price in seller concessions to cover your closing costs. That's not a favor, it's a standard negotiation lever. I'll show you exactly when and how to use it so you're not leaving money on the table.

I can connect you with agents who rebate part of their commission back to you.

Most buyers don't know this is even legal. In Texas, it is, and I run a program called Smart Buyer Rebates specifically for new construction buyers. You could get thousands of dollars back at closing as a credit toward the purchase of a new home. If you're looking for traditional resale homes, I can also refer you to agents who offer rebates on existing homes.

This has been my niche for 30 years. I've closed loans for teachers, service workers, single parents, and self-employed buyers who were told "no" by other lenders. I don't underwrite by the book and send people away. I structure deals until they work. Some of those buyers are still friends today because I didn't give up when others did.

I'm a licensed real estate agent, so I can explain contract terms in plain English.

Most loan officers defer to the Realtor® when buyers have questions about the purchase contract. I don't. I've been licensed since 1995, so I can walk you through earnest money, option periods, title policies, and contingencies without you having to wait for someone else to translate the legalese.

I can get you a rehab loan with down payment assistance.

The rehab loan is one of the most powerful loan programs available, but most loan officers avoid it because it's paperwork-heavy and takes longer to close. I'm an expert in it. This is the loan that lets you buy a fixer-upper, finance all of the renovations, for just 3.5% of the total amount. And you can even use down payment assistance. In a market where everything move-in ready is overpriced, this is how you buy affordably and build equity from day one. This one is gold if you're paying attention.
