Understanding Prequalification vs. Pre-Approval
The online prequalification tool on this site gives you an instant estimate based on the information you provide—no credit pull, no documentation required. It's designed to show you what you may qualify for so you can start exploring your options.
However, to obtain an official prequalification letter that you can submit with an offer on a home, I'll need to verify your income and assets. That means reviewing your pay stubs, W-2s, bank statements, and running your credit report. This is the step that gives sellers and listing agents confidence that you're a serious, qualified buyer.
All figures shown by this tool, including maximum purchase price, monthly payment, interest rate, mortgage insurance, taxes, and insurance, are indicative estimates based on self-reported information and current rate assumptions. They are not a commitment to lend, an offer of credit, a rate lock, or a Loan Estimate as defined under TRID.
No credit pull
This tool does not access your credit report. Credit scores used are self-reported. Actual rates, eligibility, and loan amounts are determined only after a full application, tri-merge credit pull, income/asset verification, appraisal, and underwriting approval.
Rate assumptions
Interest rates and APR shown are indicative and reflect typical market conditions for borrowers with comparable credit, loan-to-value, and program. APR is calculated using standard estimated closing costs and is shown alongside the note rate so you can compare programs on a like-for-like basis. Actual rates and APR may be higher or lower, change throughout the day, and are only confirmed in a Loan Estimate after a full application and rate lock.
Down payment assistance
